You can upgrade your package or add ala carte services at any time. If you purchase a fee based package or ala carte service and later decide you want exclusive representation with our traditional commission structure, we will deduct your entire package or ala carte service fee from our commission paid at closing.

Home buyers and sellers often assume that the entire commission paid at closing goes to one agent, when in fact commissions are usually shared by all agencies who participate in a sale.

How Real Estate Commissions Are Split

Real estate agents normally command 5-6 percent commission when they sell a house. The commission is then divided, with a portion going to the listing office and the selling office. Each office then pays its participating agent a percentage of the total received.

# What is a flat fee listing package?

Our limited service listing packages allow you to include your property in the REALTORS® MLS and still retain the right to sell by owner without an agent. Even if you sell with an agent you don't pay a listing commission because Spencer Realty Professionals is your listing agent and all we get is our flat fee, saving you thousands.


# What is the Multiple Listing Service (MLS)?

The MLS is a database of properties for sale and shared by the local Realtors®. The fact is, a majority of Realtors® in your area are paying members of the MLS and most use the MLS database exclusively to locate properties to show their buyers. Since most home buyers use a Realtor® to help them find and purchase a property (a recent Department of Real Estate survey shows 85% of home buyers) thousands of Realtors® will help you sell your property. The MLS is the most powerful marketing tool available.  Search the MLS now!


# Are you a full service real estate broker?

Yes! We do not sell your listing to a third party broker like most FSBO and flat fee companies. We are experienced, full time real estate professionals that work locally in the Orlando area. You can upgrade your package or opt for Exclusive Representation at any time during the listing period.


# How long does it take to list my property?

One business day in most cases once all information has been completed. Except weekends, holidays and times when the MLS may be down.


# Do you send potential buyers directly to me?

Yes! If you choose one of our flat fee packages or ala carte services we instantly provide you with the information of potential buyers interested in your home.  If you choose traditional representation we would of course handle everything for you.


# If I find my own buyer while listed will I owe a commission?

NO! And this is one major advantage of using our flat fee service, you retain the right to sell to a private party and pay no commissions whatsoever.


# What do I have to pay a buyer’s agent?

You control the amount of commission you want to give a buyer’s agent. It can be a percentage or a flat fee.


# How long is my property listed?

All of our fee based packages include a six month listing term and you maintain the right to cancel the listing at anytime.


# Do you provide contracts?

Yes, we provide you all necessary contracts and disclosures for each of our flat fee packages. You can receive them by email or hard copy.


# Do you provide a for sale sign?

Yes, it is a For Sale with Owner sign. We forward all potential buyer’s information to you directly. Real estate agents that have access to the MLS will reach you directly through information we provide in the MLS confidential remarks section.


# Do you provide a “lockbox”?

Yes, at your option you may use one of our Supra lockboxes allowing agents you authorize access to your property.


# What is broker support?

We are happy to answer general questions and direct you to the correct disclosures and other information needed for your transaction. We charge an hourly consultation fee if you should hire us to negotiate your sale and/or take your contract to closing. There is a nominal retainer of $300.00 for the first 2 hours of consultation. Any additional hours will be billed and paid at closing.


# Does Spencer Realty Professionals try to find a buyer for my property?

Yes, if we should procure a buyer for your property from our own efforts and marketing, we act as any other buyer’s agent.


# What does my listing look like in the MLS?

The same as any other MLS listing with all applicable searches included. We even send you a copy of your listing as seen by agents in the MLS.


# Do you collect a commission on my listing?

No, we charge a flat fee. If you should opt for Exclusive Representation later, we will deduct any fees paid upfront from the commission at closing.


# Are you a real estate lender?

No, we have no hidden service agendas. Our goal is to provide alternatives to traditional listing structures.


# Is this the same MLS service used by REALTORS®?

Yes, and we are REALTORS®


# Where else can buyers see my listing?

We subscribe to Realtor.com showcase listing program. We enhance your listing to the max on Realtor.com. We also list your home on our company website, www.SRPOrlando.com, with detailed description of your property. You will also find your property on Realtor.com and many other affiliate sites.


# What if I don’t want a flat fee listing package or to pay commission?

We offer a number of services under our ala carte menu. You can upgrade at any time to a Flat Fee Limited Services Package or our Full Service Exclusive Representation.

REO/BPO SERVICES

Spencer Realty Professionals are aggressive, expeditious, clear and concise when it comes to residential and/or commercial REO assets.  Our firm will deliver fanatical service and meet or exceed your expectations when it comes to handling your important assets/asset portfolio. 

  • Determine if assigned property is vacant or occupied within 24 hours
  • If occupied, we will facilitate the eviction process and coordinate with foreclosure attorney, local sheriff, locksmith, movers (if necessary) as well as being onsite during possession process.
  • Complete BPO to include pictures and valuation.
  • Complete Suggestions of Repair (SR) to include competitive bids.
  • Manage property condition during sales/marketing process including coordination of utility services.
  • Market and advertise in various platforms including local MLS, website, email blasts, etc.
